Roof Leaks
Depending on the cause of the leak, the typical homeowners policy will NOT cover repairs to the roof itself. For example, if the roof is simply leaking due to normal wear, tear and deterioration, the policy will not cover the cost to repair the roof. However, depending on the policy in force, the resulting interior water damage to the building may be covered. If the roof is damaged by lightning, wind and flying or falling objects just to name a few, then generally coverage to repair the roof would be available. The following are basic steps for mitigating further damage to the risk:

  • Stop the leak! Contact a licensed and insured roofing contractor to at least make TEMPORARY REPAIRS until the adjuster can come out to inspect the damage. Keep a copy of all work orders, receipts and photo's of damage for the adjuster. YOU DO NOT NEED TO WAIT FOR THE ADJUSTER to protect the property from further damage. This is your responsibility under the conditions of the policy contract.
  • Contact your agent to report the claim. Once the claim is reported from the agent to the claims department you will be contacted within 24 hours by the adjuster who will schedule an appointment to inspect the property. Be sure to provide the agent with all contact phone numbers.
  • If the leak is severe, contact a reputable water extraction company to come out to perform water extraction, structural drying and dehumidification to prevent mold and mildew growth. Please note that most mold will begin to grow within 48 to 72 hours if not handled properly.
  • Your adjuster will inspect the property and write an estimate for repair of covered damage. You may work directly with the adjuster or hire a licensed General Contractor to work with the adjuster to reach an agreed price for repair.
Pressurized Plumbing Line Leaks
  • Locate and turn off the water main to the home.
  • Contact your agent to report the claim.
  • Contact a reputable licensed and insured plumber to locate and repair the leak.
  • If water damage is extensive, contact a reputable water extraction company to perform water extraction, structural drying and dehumidification to prevent the development of mold and mildew.
  • Your adjuster will inspect your property and write an estimate for repair for covered damages. You may work with the adjuster directly or hire a licensed General Contractor of your own choosing to work with the adjuster to reach an agreed price for repair.
Drain Line Leaks/Overflows
Generally speaking and depending on local statutes, sewage, (gray/black water) back up losses are NOT covered under typical homeowners policies. However, there are instances when drain line clogs or breaks resulting in overflow is covered. If a policy holder experiences one of these losses, the following should be done:
  • Contact your agent and report the loss.
  • Contact a reputable water extraction company to begin cleanup.
  • Contact a reputable licensed and insured plumber to locate the leak or identify the problem.
  • Your adjuster will work with you, your plumber or contractor to write an estimate for covered damage.
